Development

The Claresholm Development Office can assist you with interpreting the Land Use Bylaw, acquiring the appropriate permits for building, and taking you through the steps to make sure your new dream home, addition, or renovation is completed appropriately, saving you time, money and frustration as you develop your project. The most up-to-date Land Use Bylaw can be found on the Oldman River Regional Services Commission (ORRSC) website.  ORRSC is our local planning commission. Town of Claresholm PUBLIC GIS ACCESS:

The Town of Claresholm provides a public version (login as Guest) of our Geographic Information System (GIS) for residents to utilize. Residents may access this map and view legal land description’s, addresses and land use zoning. They may also use features such as a measuring tool or aerial photo to gain basic information about parcels and developments.

Utility Safety Partners

If you’re a contractor or homeowner planning to disturb the ground, submit a locate request to ensure you don’t come in contact with a dangerous underground utility.

You are not clear to excavate until all utilities have been located. It is the excavator’s responsibility to make sure there is no damage to the located utilities during excavation, and placing a request with Utility Safety Partners does not remove that responsibility.

Permits

Development Permits are issued by the Town and authorize the construction, development or use of a property. They include the plans and applicable conditions of approval. The approval process guides 'what' goes 'where' on a property. New construction, the use of signs, and 'change of intensity of use (house to duplex as example)' usually require a permit, though there are exceptions. A number of things don't require a permit but must still meet Land Use Bylaw requirements for such things as setback from property line, height restrictions, visibility and site coverage. Building Permit is a document issued by the Town’s Building Safety Codes Officer (formerly Building Inspector) that authorizes construction. All building permits require a Development Permit prior to application. Building inspection is a legal requirement of the Safety Codes Act. Inspection ensures that the construction meets the requirements of the Alberta Building Code and adheres to the specifications outlined in the building permit application. An Electrical / Plumbing / Gas Permit is a document issued by the Town’s Safety Codes Officer that authorizes construction. In the interest of public safety and as required by the Safety Codes Act, all electrical, plumbing and gas installations require a permit prior to undertaking any work. Inspections are also a legal requirement of the Safety Codes Act. Inspections ensure that the construction meets the appropriate Safety Code and adheres to the specifications in the permit application. Demolition Permit is a type of development permit that is required in order to demolish or remove a building or structure. No person shall commence or cause to be commenced the demolition or relocation of any building or structure, or portion thereof, unless a permit has first been obtained. The permit process ensures that buildings are dismantled and removed in a safe manner and that the land will be left in a suitable state after removal. The demolition of a building or structure shall require a building permit and will be subject to the requirements of the Town’s Safety Codes Officer. A Sign Permit is a type of development permit issued by the Town that authorizes the placement and/or construction of one or more of a variety of signs on a property. A sign permit is required prior to the construction, reconstruction, location, relocation, alteration, modification or use of all signs except for those specifically exempt under the Land Use Bylaw.
