Development Bylaws/Policies

The following statutory plans (bylaws) and policies (see below) are taken into consideration (where applicable) in all land use planning and development decisions.

Municipal Development Plan

A Municipal Development Plan (MDP) is a long-range planning tool and must be consistent with provincial Land Use Policies. In addition, all statutory plans including the MDP must be consistent with each other. A MDP is a mandatory requirement under the Municipal Government Act and must be adopted by Bylaw.

A Municipal Development Plan must address future land use, future development, coordination, transportation and municipal services.

To view the Town's Municipal Development Plan please visit ORRSC's website here.

Area Structure Plans (ASP)

Section 633 of the Municipal Government Act provides an opportunity for municipalities to provide a framework for subsequent development of an area of land through the creation of an Area Structure Plan (ASP).

Such a plan describes the sequence of development proposed for an area, land uses, the density of population and the location of transportation and public utilities in the plan area. The municipality outlines the procedure through which developers should initiate the creation of such plans through Terms of Reference.

To view the Town's Area Structure Plans Plan please visit ORRSC's website here.

Town of Claresholm Land Use Bylaw

The Land Use Bylaw governs and regulates the use and development of all property within the Town. This means that if you are a landowner, renter or prospective buyer, you may be affected by the bylaw.

The Land Use Bylaw and the Land Use Bylaw Map, which lays out the zoning of each property, can be found on ORRSC's website here.
